A New Chapter for a Growing Maroochydore
The site is currently around 50% vacant, made up of old industrial-style sheds. Its remaining tenant, the Salvos store, is vacating in January 2027 as it consolidates to other Sunshine Coast locations. Rather than leave the site vacant, Habitat is bringing renewed purpose to the property: contemporary design at the gateway to the CBD, and a new chapter in the story of a growing Maroochydore.

In line with Council's New Town Plan
The site already has approval for 13 storeys and has potential for 14 storeys under the existing town plan. Sunshine Coast Council released a new town plan in July 2025 which permits up to 18 storeys to accommodate growth in the precinct. The site sits within a Principal Centre Zone earmarked for intensive development, and other nearby CBD sites are proposed at up to 30 storeys. Accordingly, the proposal for 18 storeys is consistent with Council’s new town plan and a modest uplift on the existing approval.

Built for How the Coast is Growing.
Rivianne will deliver 180 apartments: 14 one-bedroom, 56 two-bedroom, 108 three-bedroom and 2 four-bedroom homes, weighted toward two and three-bedroom configurations to respond to strong local owner-occupier demand from singles, families and downsizers.
Sunshine Coast Council’s growth strategy projects the region’s population growing from around 336,000 in 2020 to more than 518,000 by 2041, with much of that growth concentrated along the Maroochydore-Caloundra coastal corridor.
Higher density around the CBD is consistent with how cities across Australia are growing, concentrating homes, jobs and amenity where they’re easiest to reach on foot or by public transport. Building here, rather than further out, is intended to ease pressure on infrastructure rather than add to it.

Beautiful from the Street to the Sky
A new piece of public artwork is proposed for the corner of First Ave and Aerodrome Rd, marking the entrance to the CBD. At ground level, curated retail and boutique tenancies, a short stroll from City Hall and the Cotton Tree Esplanade, will add to Maroochydore’s dining and shopping options. Above it all, residents will have access to a rooftop terrace with sweeping views: from the Glasshouse Mountains, along the mouth of the Maroochy River, and east to Cotton Tree and the ocean.
Rivianne is composed in three parts: a four-storey podium, the residential tower above, and a landscaped rooftop terrace on top. Layered vertical landscaping, projecting balconies and varied setbacks break up the building’s visual bulk . Independent visual assessment found the design effectively mitigates any unacceptable sense of overbearing scale, consistent with the increased height and scale already anticipated for this part of the CBD under Council’s planning intentions.
